I failed the UBC Real Estate Licensing Exam! What do I do now?

It can feel like a gut punch when you first find out that you failed your UBC Real Estate Licensing Exam.

After dedicating months to learning and studying the materials, it can feel incredibly disheartening.

But there is hope!

You are permitted 2 attempts at the licensing exam for the Real Estate, Mortgage Broker, Strata Management and Property Managers exams offered by the UBC Sauder School of Business.

But there are a couple of caveats.

According to the Course Regulations 5.10 and 5.11 in the student handbook, students:

  • are responsible to obtain and learn any new or amended materials between the exam dates.
  • must pass the exam within two attempts (and within two years after completing the course assignments).
  • who fail both attempts must re-enroll in the Course to take the exam again (and complete all assignments again).

Additionally, students who fail the exam must wait at least 90 days before they can retake it.

As you must wait at least 90 days to retake the exam while also making sure it is within the two-year deadline, the first thing you need to do is determine what your examination deadline is. This can be found at the top of the My Courses page. In a box at the top of the page you will see in bold, EXAMINATION DEADLINE, followed by the date in red.

Once you have your date, you can look at future exam dates and make a plan to prepare for the rewrite.

To further help you prepare, you can review your Performance Assessment Report (PAR), which UBC will make accessible through the Course Resources page in your course. Be sure to download it for future reference. The PAR outlines your performance on the key topics covered in the exam and can be a helpful tool to know where you most need to focus your future studies when preparing to retake the exam.

On a side note, there is no PAR available for exams with written components such as the Broker’s Business Planning and Financial Management Examination.

Examination Remarking Request

Using the PAR report, you can decide where to best invest your time and effort to better learn the materials you had difficulty with, but you will still want to do a thorough review of the entire course before your next attempt.  As I shared above, failing your second attempt will mean having to reregister for the test (and pay the course fee), do all the assignments again and then retake the exam.

Whether you decide to go it alone or with the help of GOBC, the key to passing your next UBC exam attempt is to be prepared.

Having taken the exam once, you have a good idea of what to expect and by using your PAR report as guidance, you can focus most closely on learning and really understanding those topics which you did poorest on in the last exam.
